Get the mutation done after the registry
If you have got the registry done and mutations have not been done, then you can lose the ownership of the land. Dakhal is necessary to prove ownership in the court also. This work should be done within two to three months of registration. All the fraud happens during this time. If Dakhal Kharij is not done, then the name of the old owner is entered in the Khatauni. In such a situation, this Khatauni is shown and sold to someone else.
Meaning of Dakhil Kharij
In Dakhal Kharij, Dakhal means that on the basis of registry, your name is included in the government records of ownership of that property . Kharij means that the name of the old owner has been removed from the ownership records. The time for Dakhal Kharij after registry is different in every state. Generally, Dakhal Kharij should be done within 45 days of registry. In some states, the name of Dakhal Kharij is different. In Haryana, it is known as Intakal.
Ownership rights will be obtained after mutation
Understand in simple language that before the registry, if the people in whose name the land is, stake their claim in the court, then you may have to fight a legal battle again. But after the mutation is done, you will have the right to own that land.
